Bid on a house for a studio

FS, it's in MI.

It never had a deck it is a redone ranch. The guy did some excellent work and used high quality stuff and everything he did. I think I counted 32 Anderson windows and some really nice tile work in the bathrooms. Even the attached and detached garage has Andersons.

It is a bank repo, I feel for the guy because it looks like he busted his butt and spent a lot of time on it.

Ours is a bank repo too, but the guy did awfull work At least the structure was done by someone elses. But then that's why we're getting it so cheap. I got back the apraisal and it said when it was complete it would be worth 500,000. Very happy with that The appraiser said he had to work to keep the finished value down so that it won't throw up to many red flags with the underwriters at the bank.

Well we got the keys to the new place on wednesday! Almost two months to the day after we first bid on it. About the longest two months of my life Demolition has began on the upper 2 storys and I pick up the building permit for the basement tommorow. I haven't had much time for getting on to the bbs lately and things will likely stay that way for the next month and a half or more.

Figured out the ceiling hieght for the live space. It will end up at a little over 11 feet. It will likely be one of the last things finished.
I will be doing the control room and booths on my own. I may have to recharge funding after this first phase considering what the living floors are going to cost to redo.

This whole purchase was on and off about 3 times over a couple months. Not great for the stress levels Hope it's all worth it when done.

I sure do understand the frustration of waiting on your new place.
We got the keys to our new one (also a repo, vacant for 2 years !) on the Wednesday before Thanksgiving, we've been waiting since August.

The amount of work that needs done before we can even move in is enormus to say the least, we don't even have heat yet so I bought about 7 little electric heaters to try and save what's left of the plumbing so I'm with ya again on not having the time for much else right now.

Interesting that we're almost on the exact same page with this house stuff

Most of our work is contracted out, but it's got me pretty stressed
I was over there this morning and they where delivering the hardwood for the flooring, ripping out a window, the door and trim guy was there taking messurements and adding up the $$$$. My head was going ten directions at once. It's all happening at breakneck speed for me.

We are doing all of the paint work and I found out today that the ceiling paint is very light lavander!!!!!! Tons more work that I have to get done this weekend. who paints all the ceilings lavender
I thought it was just reflecting off the walls, but nooooooo! very light lavender

Oh well. Gonna be a ceiling painting weekend.

Isn't that how it goes though, right along with the "ching" from the cash register as the contractors are walking around..... lol

Somebody (vandals or PO'd ex owners) took a big can of some super dark wood stain and slung it up and down almost every single wall at our place.
We went through our first 5 gallon bucket of killz this weekend trying to cover it in a couple of rooms....we'll see.
I couldn't even list all the immediate stuff that needs done.
We have a contractor working on the heat this week (brand new system)
and some of the plumbing but I'm on my own for all the rest of the work...
As it stands, we have no heat or water right now and that makes for some difficult work progression...lol

But hey, we got a barn !
With an office (soon to be studio, well maybe not so soon) built on the front of it....woooo hooo !!!

Ya no water is a major pain to work around. Ya might want to paint over the stain on the walls with Killz before you you hit it with normal paint. It should keep it from coming threw. Of course you could do a test spot with normal paint and see what happens.

What was going to be a 30 minute chandalier install turned into a day long project. I took down the olod one to find that there was no electrical box and that the wires where just poked through a hole in the drywall and the bass was cobbed on to the ceiling. On top of that he had a big seashel medalion on the roof. When I took the medallion off I found it was glued to the ceiling

So I had to center the light correctly, rewire & install an electrical box, patch and texture the ceiling and then repaint. Had to rent the scafoldoing an extra day for all of that BS. Made for one hell of a weekend.... Along with all the other projects I had to complete.


Hope you heat is going or gets going soon! Have fun. I've got green glue and drywall being delivered so I can put two layers on the outer walls of the basement. The outer walls will be fird in so the two layers of dry wall will be hidden behind the framing & a single layer of drywall.

For me, it seems like every task takes 3 to 5 times longer than I anticipate no matter how much I plan, mostly from the unknowns.
At least you know that it's done correctly now, but I'm sure it makes you wonder what in the world your gonna find next. lol

We've gone through 10 gallons of Killz (we won't put paint on anything before the Killz) so far and it looks like we may be getting lucky, otherwise I'd have to replace the drywall in almost every room !
The contractor for our heating system should be started over there as I type.
It's a brand new boiler system with multiple loops that requires all new copper to everything and.......we're on a crawl space with this house, I don't envy him, I've been in that space a few times already and it's not fun.
He said it'd take him about 10 days.

Cool deal with your studio !

It's good that it was factored in from the get go.
I probably won't be able to start on mine for a good while yet.

One of these days I'll post some "before" shots so you can see just how messed up this place is right now.

We offered asking price plus $100 to try and get it over with..

Reminds me of the Real Estate agent walking prospects through a listing.. "excuse me, I have a phone call. 'Hello?, yes, this house is still availble". Fear of loss will always create urgency.. not to mention, take you (not just "you" but anyone really) from submitting an offer for less than asking price to a little over. Just takes a little motivation.

Moral of the story? I dunno.. I guess it just makes things sweeter when we "feel" like we lucked out.

Congrats on getting the house. If it was me, I'd leave the ceiling high and just vault it. You want to break up the parallel ceiling/floor in every room if you can, at least to a 12 degree angle.

We did submit a bid for 10k under asking and where outbid. The other people backed out and we decided screw it and rounded off the asking price. I actually got it back because I got some consessions for electrical work.

Here's the first live room picture A pile of wood & some drywall.
I am putting two layers of 1/2 sheetrock on the existing outside wall with a layer of green glue in the middle. False walls will be built inside of the outer walls with R21 insulation and another layer of dry wall.

Exciting picture I know. The real work is happening up stairs right now.
Two weeks of demo just got done and they are laying hard wood on the main level today.

Finally got some heat in the house, well half of the house anyway.
Got water too !
Electric to the barn is working now.....mostly.
We're moving in (ready or not) this weekend.

They're tearing down the ceiling in the living room to complete the second part of the "loop" for our heat.
Oh well, we knew this may be the case.
There's a whole ton of stuff to do and fix but we should be there living by this weekend.

Unfortunately, having a place to setup my equipment can't be priority right this minute but it will be soon.

Well I put up sheet rock on the existing extirior walls. Two sheets of half inch with green glue in between. I did three layers in places. The inner walls are half way framed in. I half to wait for them to finish so I can do a couple more things for sound deadening. They should finish this Satuerday.

I have been tearing out sheet rock in places to wire in some new lights and or change the position of existing lights.

Hardwood floor is in on the main level, but not finished.

I am working full time at the new house staying one step in front of the contractors to get the things done that I want done.

You're going to have fun living in the house while fixing it up for a while.
Just remember to finish the projects you start. I looked at one place once that the guy had 20 unfinished projects going at once. I had looked at it before he started on it. It was an old church. He had destroyed it
Consequintly he and his wife where devorcing and selling the place.
It actually caused the devorce. This guy had no business touching a hammer.
He was trying to put back up walls he had halfway torn out, using jagged, odd shaped pieces of drywall. It was amazing to see. Triangles, circles and squares of drywall all nailed up side by side

Anyways, I better go get some sleep. I'll be at it all weekend too.

Just placed a bid on a house with an unfinished basement with around 16 ft celings! Can't wait to see if we get it. It's got room for a very large live room, good sized control room, drum room and a vocal booth. Wahoo.
If we get it I'll be keeping you in the loop on construction.

I hope Things are moving a bit slow right now, but that's ok. I need the break. Last half of December pretty much grinds to a halt.

I got the rest of the extirior wall sheet rock up and the framing is almost done. Trying to get the electrition out, but everyone is off for the hollidays.

Some more shots. The last two are angles out of the control room window.
On the very last on the osb wall to the left there is a hidden door that goes to a finished room that is about 12 X 16 or so. It's big enough to make a very large drum room or to devide into a drum room and another ISO booth.
I think I will keep it a drum room and storage though. I've got other space that won't require the amountof sound proofing needed to put an ISO booth for vox or guitar right next to the drum room.
