How do you fade out a track(s) in Vegas when "mixing down" I know how to adjust the track volume but what if I want a track to fade in/out.

I don't have Vegas in front of me right at the moment, but you should be able to highlight the segment (piece) you want to fade in or out.
Then add an envelope (volume), then add another marker. Once you add the second marker, pull it down to INF.
That should do the trick.

Fade out
You don't even need to add a volume envelope. Every track has a small square at the top of the beginning and end of the visual sound wave. Just drag the square and it will show you a fade in or fade out. You can then adjust it to any length or use various fade algorithms. Easy as pie.
