Eliminating condensor mic hum

I've tried using a MXL67 mic for recording a Martin D35, mostly fingerpicking w/out picks. I've noticed a background hum/distortion that occurs as soon as a string vibrates in the least amount. I've tried moving the mic around - including the old "over the shoulder" technique, but the hum is not eliminated unless the mic is a few feet away and the guitar is pointed away from it. But at that point, the mic doesn't sound any better than a dynamic.

The preamp is a midiman audiobuddy and I can't use any gain whatsoever. I just turn the dial enough to get a signal from the mic. (which is another topic altogether).

Any suggestions?
 
If you are sure it is not room noise than it may be a bad mic or cable.

Does the audio buddy have phantom power? You need it for that mic.
