Background hum - need help

I am getting a constant hum in my recordings which I can hear through both my headphones and speakers, as well as in the actual recordings - see attached example of the hum with a random distorted guitar note as reference.

This sound comes when I record my guitar either directly via the instrument input (unbalanced) or via a DI box (which connects to the interface via an XLR cable - balanced).

The hum is amplified (as per the recording attached) when I use an amp sim with distortion. The clean direct signal has less hum. Also, specifically related to the XLR input jack, if I disconnect the XLR cable from the audio interface (i.e. no more signal gets into the interface), the hum sound gets amplified and it sounds literally like a wave crashing on rocks (best description I can think of).

I use the following:
● Focusrite Scarlett Solo 3rd Gen audio interface which is connected via USB to my computer. The USB cable has ferrite chokes at both ends.
● Computer + 2 monitors are connected to the same extension lead which is plugged in the wall outlet. The extension lead is a Tacima CS947 Mains Conditioner with Surge Protection (https://www.futureshop.co.uk/tacima-cs947-6-way-mains-conditioner-2m).
● I use the SansAmp Bass Driver DI v2 for my electric bass and the IK Multimedia Z-Tone DI for my electric guitar if I want to go via de XLR input jack rather than the instrument input jack.

I really don't know how to diagnose this problem and was wondering if anyone else has ever had a similar issue and resolved it. I can use a noise gate (either as an actual pedal or in the amp simp plugin), but the hum will still be there when the gate is open.

One last solution that I am thinking of trying is buying the iFi Audio iDefender+ 3.0 Ground Loop Eliminator to see if it helps. Saw a review of it on Youtube and it looks promising.
