Starting plans for my studio

Ok guys it's about time i posted up here my plans for my own recording/rehearsal studio.

I'm planning on rent a warehouse with a cleaning company sub leasing (to keep costs down)

There will be 8 rehearsal rooms all with Yamaha power mixers and speakers and 3 sm57's in each rooms stand, leads, ect. All walls will be double walled to prevent as much bleed as possible.

Now the studio is going to be a seperate building inside the building (if that makes sense) with a control room and 2 maybe 3 recording rooms.
1st room is a fully treated 6mX5m room for drums and guitars
2nd room is a vocal booth.
3rd rooom (if built will be a guitar room but i'm not to sure about this)
The studio will also be double walls and floatinf floored (all building will be built by my family.....carpenters)

Ok now to the studio gear. I am looking at
Mixer - A&H GS3000 nice board with 2 tube pre amps included which will be handy
Audio interface a Motu 24i/o core system
computer - AMD Athlon64 X2 4800 with 2 seagate hard drives. and 2Gb of ram
Sequencer - cubase SX3
Mics -
4 sm57
1 sm7
1 beta52
1 at25
3 e604
1 rode NTK
1 shure KSM44
1 AT4040
1 rode nt5 (pair)
1 md421
1 beta 87 (this work well for hardcore screams i have learnt :p )
and looking at another pair of overheads(not sure if i need em)

2 samson DI box (so the guitarist can sit in the control room)
Yamaha MSP5A monitors
presonus ACP88 8 channel compressor (not sure about this or just software compessor)

O.k i think this is about all i have been working on my business plan at the moment and what your opinion on this system and what i am mising at what i will need.

i forgot to add that there will be 3 drum rooms for hire for drum teachers and alread i have 2 bands expressing interest in hire the rooms full time which actually would cover my loan and rental cost :)
 
Unless you have what's basically unlimited capital you are on dangerous ground IMHO dealing with unstable, broke-ass musicians.

You can't control when and if the bands that are built on solid plans, as your studio/rehearsal facility seems to be, decide to pack it in and leave you high and dry.

My advice is to either operate the facility as a recording studio or a rehearsal studio but not both. You can always add the other after you get the first one going well, but both are full time jobs. Unless you've got a partner that you trust and have known for years who's willing to get into the venture as deeply as you are --- for both time and money --- focus on one or the other for the near future.
 
The recording studio is not really all about making money it's more about giving bands ago that deserve it.

I know so many bands that have to pay $1000 to get a half decent recording. When they been 18/19 at uni cant afford it the studios more about giving bands a descent demo/ep/cd for a fraction of the cost as my prime income will be the rehearsal rooms.

I will have two mates helping me out in the recordin studio part which will be good.

Care to share what city you are from?

What about your floor plan? How's that looking? Won't it become a large issue having bands practicing so close to a recording facility!?!?! Aren't you gambling that the double wall will solve this?

I'm down in melbourne, i am abit worried about the sound from the rehearsals to the recording studios. There will be 4 walls in between and i was in another studio on the other side of the city with the same kind of thing and there was absolutly no sound getting in at all (and he didn't have floating floors). I down have the floor plan on the computer give me about 8 hours and i'll throw it up.

i checked this site out last week www.johnlsayers.com it was very helpful and i havent fully decided the specs for each recording room an the control room. I wanted to also ask your opinions on the gear and also on room shapes and sizes and whether the third room is nessesary or could i maybe leave it as a added extra if i ever need it.
