I don't know, hows your building skills? You got to be kidding though, right?. My control room was 9x11. With occasional use of a room 10x13 .
Consider yourself lucky. But that all depends if you are recording the local philharmonic or not :D Many people have less. Actually, the last house I lived in was a little over 950 sft and I would have loved to have the whole space. But you know how significant others are. :p

It can be done. I'm doing it right now with only 750 sq. ft. and will have a control room, two iso booths and a live room. No kidding, though, the only way I am accomplishing this is having hired an experienced studio designer. He came up with a floor plan that I never would have come up with. Worth every penny.
