Recording Song

Hey guys, I am trying to re record vocals for a song.

That is the song above recorded with SM58 for the vocals.
I just bought a AKG Perception 102 microphone and am trying to re record the vocals.

I have a room under the stairs and have decked the walls with mattresses and such to try remove the room ambiance noise. However this is not working, even if i mute all the channels on my mixer(Mackie ProFX8) there is still an airy sound(room ambiance) The only I can remove it is by using the Compressor on Magix Music Maker. And even then I can only get the vocals to sound decent when its quiet. As you can hear on the youtube clip the vocals are very quiet and I want them to be a lot louder but when I try that I get the room ambiance(airy) noise. Any help here?

Sing louder. Get closer to the mic. Was this recorded with the AKG or the Shure? The AKG will pickup more of the room ambiance. Last shot: find a better place than 'the room under the stairs' (are you Harry Potter?)
