...and have 80% of basement for studio...are isolation room(s) worth it?...should I isolate the control room?...how many iso rooms?

Depending on the sq footage that 80 percent comes to, you could have 1 room to 4 rooms. A typical 2 car garage can have 3 rooms. One vocal booth, control room and live room.
I believe Isolation is worth the effort. Congratulations

...thanks SoMm...we're still doing the "mortgage shuffle" but it looks good right now...I held out for floor trusses so I can have a free span room to work with...this way I can frame up any size wherever...once we sign the papers I'll sit down and start some drawings...

fonts if you are goingf to build from scratch and want a basement studio I'd make sure the following were designed into your plan.
1) at least a 10' ceiling height.
2) Bigger span steel beams and less Jackposts holding up the upper floor.
3) Simple layout of HVAC ducting preferably running against the wall...... not through the centre of the room.
