Will this basement work for a budget studio?

I rent a space downtown in the city I live in for my Photography Studio, I have full access to the basement under the studio and I've thought about transforming it to a budget recording studio. I don't have a lot of money to put it to this, so just wondering if a room like this could work at all?

The ceilings in the basement are approx 7'5" in the highest spots, and about 6'5" in the lowest spots under duck work.

It's a old building that is over 100 years old, so the basement is a lot of brick and thick walls. I'll try and take some photos soon to post here.

Here is the current layout and measurements of the basement

I was thinking of putting a door at the very bottom of the stairs and making a mini control room there. Would 12'x5' be too small of a room for that?

I am just in the initial phase so any ideas would be very helpful!

That would make an impractically small control room with a boxy sound. Could use the larger basement area as a combined tracking and control room? You could then use the room at the bottom of the stairs for storage or as an isolation booth for guitar amps or suchlike.
 
IMO, you'd be better off with a combined control/tracking room (rectangle). You'll want the desk facing the the short wall with your back to the length. Like maybe up where the couch is (ish). Bring the desk about a third of the way into the room to keep your monitors off the wall.
just a couple thoughts.
 
Yeah the live room is kinda square, I think that makes it more difficult to treat? Setup looks cool though :)
