traffic, help!!!!

Hi,
I'm about to get a (rent-free) place which is basicaly a storage room of a store (the store above is not in use and won't be), it is ca 9m x 3.5m with a low celling of ca. 2.3m.
the room sounds good and i will want to record there, the main big problam is that two sides of the room are on the road (especialy bad is the 3.5m wall wich is ca. 8m from where the tram passes, the other wall is still ca. 25m from traffic).
I guess that the main noise comes from 3 vantilation holes (50cm x 15cm) but maybe through the walls, floor and celling.
since the celling is so low I cann't build a floting floor and/or celling and I'm short with money (and room) to treat the walls, is everything is lost or can someone make my day and give me a tip before I give the place back.

you can start by trying to make the wall to the trams airtight - i.e seal up any holes to the outside.

which materials would you sugest?
should I seal it on the street side? in this side the wall in actually only few cm above the street level.
or should I seal it allover the inner wall?

Both sides guy - I don't know how big the holes are but DON'T use that foamy stuff the expands and hardens, use a solid sealant - usually comes in tubes and you apply with a gun, and has names like Stop Gap - hey snapper can you help me here??
