While you're finances are none of my business, consider purchasing rather than renting/leasing for several reasons. First, there is a return on your investment when you sell the building, whether as a studio or "just space". Second, if you rent/lease there invariably will be severe limitations as to what modifications you can make to the space, which is key in constructing a recording studio, unless you want to take the "glue foam everywhere" approach, but I'd imagine not.
Office space with the large glass windows probably will be more work to restructure to your acoustical needs, and your landlord may not like you walling up the windows, but you never know.
Boston is such an old, pretty city, I'm suprised no one has showed you a block-built rowhouse on a main drag somewhere, in a residential area, rezoneable for commercial use - think "Brownstone" type buildings, where stores are often located on the first floor, and apartments up throughout.

You might consider outside of the city limits, maybe a single family house in a mixed (residential/commercial) area might be affordable and easier to acquire?
