rehearsal space

ok so hears a question, does anyone here have rehearsal spaces in their studio assuming you have a studio in a building. I have really been thinking about getting a warehouse or something similar and making rehearsal spaces out of it, around here there is a waiting list for rehearsal spaces, they charge anywhere from 750 -1500 a room depending on size. I have never had my own business or know where to start but would appreciate any help.
 
750-1200??? I hope you're talking pennies here. If not then you guys are getting RIPPED off. What are they renting you, the freakin Taj Mahal of practice spaces?
 
thats why im thinking of putting one togther, there arent to many around, the 3 or 4 i called when I was looking had a waiting list, one of my firends had a room they were paying 750 a month just for the room, and the place was a dump. the demand is out ther though, the 1500 was at the same place except 4 times the size of the other room.
 
One issue for rehearsal space is security. Do you leave your gear there when done? If so, security can be factor, to avoid it all being gone the next time you show up.

yes everyone leaves there equipment theres, most of the places are open 24 hours a day 7 days a week too, they have security cameras but thats about it and I have yet to hear of equipment getting stolen. Im sure insurance and liability might be high but thats what i want to know abotu i have no idea
 
Call your insurance agent. Tell them what you are thinking of doing, and ask them what you could expect for premiums, and what the extent of your coverage would be. If they are not knowledgeable about commercial insurance issues, they probably have someone in their office that is. I believe that most places like that have contracts which limit their liability for equipment theft, which seems like the smart move to me. If I was doing it, I would still hire a security company to watch the place.
