Monitoring effects real-time

I'm looking for multitracking software that will allow me to monitor effects real-time on a signal while the dry signal is being recorded.

The closest I found is Sonar, but there is about a 1/4 of latency before the effect is applied. To me this is unacceptable.

Does anyone know of any other multitracking software that will support this?

Demo n-Track and see if it will work out for you.
Factors that will determine latency will be ...
How well the drivers are written for your soundcard
How low you can run your buffers
And in relation to the buffers .... How much processing power your computer possesses.

Also check out Guitar Tracks 3. It runs the same audio engine as Sonar, but handles audio only, no midi, & costs a fraction of the price
