Looking to set up a live-in/recording studio out of my next place in NY.

Just wondering if anyone out there has this kind of set-up (live-in and project recording studio) and would appreciate any tips on how to find this. I had been working out of my apartment for the last four years, but circumstances are dictating that I have to move. I've been trying to find a cotttage or something behing a storefront in the Long Island,NY area, but haven't had much luck. I've tried online, circulars, ect.
Any advice would be much appreciated. Thanks in advance.
 
How about renting out an old commercial location? I know you are not supposed to live in your storefront but?
