Building an Iso room from scratch (addition to house)

Hello and thank you for having me here ;)

My name is Brendan, a friend and I are constructing this iso room into his upstairs. His room to the left will be the studio. We already see the large AC unit as a problem, but when turned off, it isn't even there. We would like to build this frame, but now we are not sure of the best way to insulate the walls or finish them. Also, I was planning on getting just 2.5" poly foam, but if there is a better recommended material for the inner surface, I'm completely open top advice. Also, any advice on ventilation would greatly be appreciated as well. Thank you very muchhhhhhh :)

Oh lord. Upstairs huh? Well, what are you trying to "isolate", and what are you trying to "isolate it FROM?...ie....drums..from a sleeping mother-in-law or baby below?:eek::eek::D That is what you need to define before anyone can offer any viable solutions. Also, you need to tell us EXACTLY what the existing conditions/construction is, you budget and a few other things..like what are you doing in this "isolated" space...ie...is this a vocal booth, or drum booth or rehearsal space...or what. AND what the predicted SPL of the sound will be...ie BASS DRUM...MARSHALL AMP @ 10....soft acoustical guitar...exactly what?
