Keep it simple seems to work best. One mic. Your retake definitely sounds better.

I thought I heard some slapback delay in there as well.
Basic clean tone with a little bit of crunch from the amp. Sounds like a strat in the between position for middle and bridge.

Sounds good. Panning issues fixed. I still think there is work to be done with getting the bass and kick to fit together. The bass kinda dominates the low end.
After that, it's good, like Bulls said, sounds like it was recorded in the 60s with an original vibe.
And just because you had it cranked when recording, I had to do the same when listening. The amp sounds wonderful. The break-up on the low freqs don't get too wooly and the high end has a nice controlled scream to it. What guitar did you use?
For the mix, eh, I'm not enamored with the panning...
Are you near a broadcast tower? If so, check your cables.
If not, then maybe even more details of the problem is needed. Like, what else is the mic picking up? You said "including the tv’s neighborhours" (which I'm assuming you mean the neighbor's tv)

Man, these headphones used to be $20. They were great for tracking and sounded halfway decent for just listening.

Still, not a completely bad price and they are good for tracking.
I think in the long run, it pays off to record your song to the grid.
I have had songs that didn't fit into a grid easily. So, i pick them apart and find out what the time sig is that I'm feeling or why it doesn't fit a typical 4/4 time sig. Then I will change the way I play it so it works...
Another point to consider.
You talk about having a balanced input to the interface, but you still have to use an unbalanced cable from the guitar to the DI box. That cable and the single coil pickups (as others have already mentioned) are your weak links. You are not really eliminating them...
Don't worry about volume while recording and mixing your song. Keep all your tracks well in the green on the meters. This means for input gain, inserts, faders, stereo bus, etc. While mixing, just turn the volume up on your speakers if you want it loud. Then, after it all sounds good to you...
35x17 is a luxury for home recording. Nice.
I would forgo the vocal booth. Better to have a more open space than a boxy-sounding box. If that were my space, I'd probably leave the desk where you have it and put the home theatre on the far wall.
This is my first thought too. SSDs and M2 are cheap these days. Pull the original drive out. install a new one, load up Win7. You might visit the manufacturer's website to get drivers before doing all that.
