One of the rooms I track in has 4 violins on the wall. They do ring, but as in your case it would be easy to dampen the strings with a rubber band or something. You seem to be in a fairly tight residential neighborhood so I'd be more concerned about isolation from outside noise sources.

I know nothing of Ableton but I'm certain there's some sort of automation system that you would have to learn. Unless you're wanting to do this on the fly?

Technically the song itself is in the public domain. Unless the arrangement can be copyrighted (I believe this varies by jurisdiction?), you should be ok if your arrangement is different enough from the Beach Boys' to not make it a cover.
