From what I've been reading recently, it appears that you can get good results tracking at -12dbFS on a 24-bit recorder. That would leave quite a bit of headroom for mixing and mastering.
When was the last time the heads were cleaned? You'll want to clean the capstan and pinch roller too. Use a rubber cleaner for the roller, not the same alcohol-based cleaner that you use for the heads.

If your heart is set on a condenser, try the AT2035. If not, give the less expensive SM58 a try first. It sometimes requires a lot of experimentation to match a mic to a singer. Simply investing in a quality mic could be useless if it's not the right mic for that particular voice.

If, like most Tascam mixers, your mixer has RCA jacks for PGM OUT and TAPE IN, just connect it to the recorder with quality (i.e., well shielded) RCA cables. As Tim said, short runs will do fine without balanced cables.
