track lag

ok, i'm trying to record a few tracks but im having a problem with track lag. Ive experimented with DigitalOrchestrator Plus, Cool Edit Pro, Pro Tracks, and I get the same problem so i know its not N-track that is the problem....but what can i do...ive tried using the compensation function and it didnt help. im only using 1 soundcard, i think...theres an onboard soundcard but i have it disabled in CMOS...what direction do i need to look...im ready to lay down some tracks!
